The absolute first step in the home buying process is to become approved for a mortgage. Without being approved for a mortgage it will be quite difficult, if not impossible, to purchase a new home; unless you are a cash buyer.

First impressions matter in business, but especially in real estate. Anyone walking through a house or touring it virtually will be looking for ways to pass or negotiate down on the price. Each room should look clean and decluttered with no overt damage insight. This will give them the opportunity to imagine how they will decorate the space.
This is a tricky question, and the answer primarily depends on your funds and ability to find temporary housing. If you need more funding to purchase a new home or meet a mortgage plan, then it may be best to sell your current home before purchasing a new one. This course is an introduction to the real estate business and discusses the many career avenues that can be taken having this knowledge as a foundation. In this course we cover real estate ownership, finance, and real estate laws. This course also provides an understanding on how to use a financial calculator, mathematical calculations such as converting decimals to fractions, land area calculations, prorations and investor yield.
'MY FIRST HOME' HOMEBUYER EDUCATION COURSE – This course will cover mortgages, interest rates, and terms. We will help participants understand loan documents, debt to income ratio, and loan to property value ratio. By completion of this course participants will gain an understanding of principal, interest, taxes and insurance and other expenses associated with homeownership, advantages of ownership versus renting, and the overall benefits of homeownership.
INTRO TO INVESTING IN COMMERCIAL REAL ESTATE – We will cover topics such as an introduction to real estate investments and opportunities, how to locate a property and analyze a deal, how to receive financing and understanding financial terms, as well as strategies to increase profit.
HOMELESS PREVENTION EDUCATION – The focus of this course is to increase the housing stability and safety for Landlord's and Tenants. We will cover the Fair Housing Act and provide an overview of the Landlord Tenant handbook, information on tenancy, and understanding your rights as tenants under the Landlord Tenant Act and RI General Laws. We will also address environmental safety concerns including lead, radon, and mold.
